Plans: First Draft

After many many weeks of looking at Porter Davis, Metricon, then to custom builders GJ Gardener and Stroud, we have finally decided to go ahead with Arden. Their inclusions are great, and their promotions atm are exactly what we would want to take up - free colourbond, free hebel render, free evap cooling and the bradford solar/tesla battery.

Their ability to be very very flexible with their plans also suits us due to having only a building envelope depth of 20m.

First of the facade we are going with is the Voss. Mostly because it doesnt cost us another 15k-20k, we love the corner windows, and in this facade the 2nd bedroom is 5 metres, which is huge!

Our main changes were:
- add WIR to study so we can use it as a guest bedroom and or band practice room to store away instruments.
- widen home theatre to match study width.
- move the rumpus from at the back to the side as it goes over the 20m depth restriction.
- add an alfresco
- lengthen bedroom 4 and hence master and their WIRS
- combine bed 3 and 4 ensuites to be shared with a bathtub.
- squared out the master ensuite instead of having it L shaped.
- added shower to powder room
- extended garage by 1m width and depth - just because we come from having a 9m double garage and a standard garage is just not enough space. The addition in depth would give us room for some cupboards along the wall for storage and the chest freezer.

Other changes we have just asked about
- moving the garage forward so the entry is recessed and we are able to place a security door about 1m in front of the pivot door instead of flush up against it.
- flipping the garage to some how reduce the overal width (16.75) to ideally under 16m as our total block width is 17m and we want some clearance
- using the extra 1m or so if depth and adding that onto the pantry and living/rumpus
- changing the pantry so there's a division between the pantry for food, and the galley/butler part similar to https://www.screencast.com/t/Yx5mfiApkTkV
- changing the poweder room so that the toilet is outside and can be accessible even if someone is using the shower.
- adding a broom closet to the laundry
- adding a half wall to one side of the alfresco so we can put in an outdoor bbq/kitchen with some protection using shutters. example: https://www.screencast.com/t/WRlueHwiuYI

That's it. Hoping it wont take almost 3 weeks to make the changes this time lol.

Colour browse booked for July 15th but I think we are pretty clear on what we want. Looking forward to it!
